2023 Municipal Valuations
As you may be aware, municipalities in many areas have recently conducted home evaluations to determine the current property rates and taxes. These valuations can have a significant impact on homeowners, both in terms of the amount of rates they pay and the value of their property.
The 2022 General Valuation for the City of Cape Town has been completed in which the report has shown that many properties have increased in value. This is good news for homeowners, as it means that their property is likely worth more than it was in the past. However, it also means that they may have to pay more in rates.
It is important to note that these valuations are not the same as a professional appraisal/valuation, and the value determined by the municipality may not reflect the actual market value of a property.
Homeowners have the right to contest a valuation if they believe it is incorrect from the 21 February 2023 to 30 April 2023.
